These Terms of Service govern the use of the website oliviaprado.realty and the real estate advisory services provided by Olivia Prado Realty, registered under CNPJ 61.722.556/0001-86, CRECI 74869 F.

By accessing our website, requesting a consultation, or hiring our services, you declare that you have read, understood, and fully agreed to these terms.

Olivia Prado Realty offers services for:

• Curation and brokerage of real estate launches in Brazil and abroad
• Remote investment advisory (100% remote process)
• Real estate credit structuring with partner banks
• Documentation management and legal support via partner lawyers
• Construction monitoring and after-sales

We act as a real estate intermediary, connecting the client to construction companies, developers, financial institutions, and legal service providers. We are not the selling, financing, or insuring party.

To hire our services, you declare that:

• You are over 18 years old and legally capable
• You have valid documentation (CPF, ID, or passport)
• You have the financial capacity for the intended operation
• The financial resources used have a lawful origin

When hiring our services, you commit to:

• Providing true, complete, and up-to-date information
• Presenting the requested documentation within the agreed deadlines
• Communicating relevant changes in your financial or personal condition
• Complying with contractual obligations signed with developers and banks
• Paying fees and charges as agreed

Olivia Prado Realty commits to:

• Acting with transparency, ethics, and professional diligence
• Presenting opportunities aligned with the client's profile
• Maintaining absolute secrecy about confidential information
• Monitoring the operation until the keys are delivered
• Timely communicating any risks or changes

Limits of our performance

We do not guarantee financial return, specific appreciation, or unlimited availability of units. Every investment decision is exclusive to the client, after analyzing the information provided.

In launch brokerage operations, our fees are paid by the construction company or developer, at no additional cost to the end client, unless expressly agreed otherwise.

In specific advisory services (personalized consulting, advanced credit structuring, or portfolio management), fees are agreed upon in advance in a written contract.

All website content — including text, images, logos, layout, and code — is the property of Olivia Prado Realty or its licensors, protected by the Copyright Law (Law 9,610/98) and the Industrial Property Code (Law 9,279/96).

Reproduction, distribution, or modification without prior and express authorization is prohibited.

Olivia Prado Realty is not responsible for:

• Construction delays, default, or bankruptcy of developers
• Exchange rate or market fluctuations
• Financial decisions made by the client
• Temporary unavailability of the site due to force majeure
• Content of third-party websites that may be referenced

Our responsibility is limited to professional diligence in brokerage, according to CRECI standards and current legislation.

Either party may terminate the relationship at any time by written communication. Ongoing operations will be completed according to the specific contract signed for each transaction.

These Terms are governed by Brazilian legislation. The courts of the Judicial District of São Paulo, Capital, are elected to resolve any controversies, with express waiver of any other, however privileged it may be.

For clients residing in the United States, European Union, or other jurisdictions, local consumer protections also apply as applicable.
